Knowledge Is Power !

Recently I went and visited a Home Builder’s sales office to leave some of my Home Staging marketing materials. Once I arrived I met with the builder’s sales representative. She and I began to talk and I informed her that I was an Accredited Staging Professional. I gave her my career book to look at as I toured the model home. As with most builders the sales office is set up in a model home and I love to tour model homes. Once finished with the tour I asked the sales consultant if she would mind if I left some of my marketing materials to pass along to buyers needing to sell a home to move into a newly built home. She said that would not be a problem. I asked her if she had any questions before I left. She told me that she had heard of Home Staging on HGTV but didn’t know much about it. She asked me if I worked with realtors or buyers. I informed her that I work with both Realtors and buyers. She told me that after looking at my before and after pictures in my career book that she could see such a huge difference Home Staging makes. We went on to discuss some of the benefits of Home Staging. She then told me that a year prior she and her husband put their home on the market and their Realtor never mentioned Home Staging. Needless to say their home never sold and had only a few showings.

We in the Real Estate industry owe it to our clients to make sure they are informed about all aspects of selling a home. After a client’s offer is accept on a home they’re interested in purchasing does the real estate agent not inform them that an inspection needs to be done? When a real estate agent has clients that want to put their home on the market do they not inform them on the comps in the area? The bottom line is that clients deserve to be informed about Home Staging and its benefits. Sure you can’t force sellers to stage their home if they refuse. Just like a doctor can’t force a patient to have a necessary surgical procedure. However if a seller is not at least informed about Home Staging the choice is being taken from them. The fact is that Staging doesn’t have to cost the seller a ton of money. In fact choosing not to Stage can cost sellers more than the actual investment in Home Staging. The Statistics on Home Staging prove that Home Staging can be the difference between a home that lingers on the market with no offers, and a home that sells in a reasonable amount of time with multiple offers. Prime example I staged a vacant home that sat on the market for an entire year with no offers. After Staging the home sold in 55 days and this was in the middle of the housing crisis.

Realtor Estate Professionals don’t take your clients choice away from them. Inform them about the benefits of Home Staging. Show them statistics that prove that Home Staging really does work, knowledge is power! Have them meet with an Accredited Staging Professional to hear testimonials and see before and after photos. There is Home Staging to fit all different types of budgets. There is even the option for a seller to receive a detailed Staging report and do the staging work themselves. By the way the sales consultant that I was taking with told me that she and her husband are making some repairs on their home. Once the repairs are complete they will be putting their home back on the market. She told me that now that she knows more about Home Staging she will be calling me to get her home Staged and Sold! She even went a step further than that. She gave my card to a realtor that her company works with on a regular basis and he and I have an appointment this week to discuss how Home Staging can be of help to his clients!
